Key Croatian Property Documents Explained
1. ZK Izvadak (Land Registry Extract)
This document confirms the current legal status of the property, including:
- Who owns it (ownership data)
- Any mortgages or legal claims
- Whether it’s subject to disputes
The ZK izvadak is issued by the Land Registry (Zemljišnoknjižni odjel) and is essential for:
- Verifying ownership
- Registering the new owner
- Legal due diligence before buying
✅ When translated, ensure names match exactly with the contract and passport.
2. Vlasnički list (Certificate of Ownership)
Often used interchangeably with the ZK izvadak, this is the official proof that you are the owner once the property is registered in your name.
Banks and courts may ask for a certified translation of this document if you’re:
- Applying for a loan
- Involved in a legal or inheritance process
- Selling the property later
3. Uporabna dozvola (Use Permit)
This document confirms that the property:
- Has been built legally
- Is approved for use
- Complies with Croatian construction and safety laws
A missing or expired use permit can complicate the sale. Make sure your translator includes all notes, dates, and references to the building permit.
What to Check in a Certified Translation
- All legal references must be preserved (e.g. land registry numbers, plot IDs)
- Names and addresses must match other documents exactly
- The translator’s certification stamp must be attached to the translation
- Translations must be done by a court-certified translator (sudski tumač) to be legally valid in Croatia
